At Horizon Property Management, we use a comprehensive marketing strategy to attract high-quality tenants quickly. We list your property on major rental websites, utilize social media, place professional signage (where permitted), and tap into our extensive network of real estate contacts. Our tenant screening process, including background checks and employment verification, ensures we find responsible tenants who will care for your property and pay rent on time.


Horizon Property Management follows a thorough tenant screening process to ensure we place reliable and responsible tenants. We check credit history, verify employment and income, review rental history, and conduct background checks for criminal records and previous evictions. We also contact prior landlords for references to ensure that we select tenants who will respect your property and meet their lease obligations.


With Horizon Property Management, you can be as involved or hands-off as you prefer. Many owners choose to let us manage all aspects of their property, from tenant communications to maintenance coordination and financial reporting. However, we always keep you informed through regular updates and offer full transparency. You can also set specific guidelines or approval requirements for decisions like large repairs or tenant renewals.


Horizon Property Management offers competitive and transparent fees. We charge a monthly management fee based on a percentage of the collected rent, and there may be one-time leasing fees for placing a new tenant. Additional services, like property inspections or eviction protection, may incur optional fees. All costs are clearly outlined in our management agreement, with no hidden charges.


At Horizon Property Management, we work with a trusted network of licensed, insured, and vetted contractors and vendors to handle repairs and maintenance. For routine maintenance, we coordinate the work to ensure it’s done efficiently and to your satisfaction. For larger repairs, we seek your approval before proceeding unless it's an emergency that requires immediate attention to protect the property or tenants.

Horizon Property Management makes rent collection easy by offering multiple convenient payment options for tenants, including secure online payment portals, automatic bank transfers, and traditional methods like checks or money orders. We closely monitor payments and follow up promptly if a tenant is late, ensuring that rent is collected on time and in full.


The time it takes to rent your unit with Horizon Property Management depends on factors such as market conditions, location, pricing, and property condition. Typically, well-priced and well-maintained properties rent within 30 days. Our aggressive marketing efforts and professional tenant screenings help minimize vacancy time and ensure that we find the right tenants as quickly as possible.


At Horizon Property Management, we don’t generally maintain a waiting list for rental properties, as availability can fluctuate. However, if you're interested in a property that is currently unavailable, feel free to reach out. We can notify you as soon as it becomes available or help you find similar properties that may suit your needs.


No, multiple applications may be received for all properties. The property remains active and unreserved until an application or application group is complete, approved, acknowledged, the non-refundable holding fee is received, (it will be converted in to a Security Deposit) and the Official Notice of Approval is signed by the approved applicants holding the property for up to 21 days from the approval date. The non-refundable holding deposit is accepted on a first-come, first-served basis and must be made via the online portal, cashier's check or money order. The Official Notice of Approval (ONA) will be sent for electronic signature(s). Timely completion of all action items is essential to securing the property. If your application is approved but another approved applicant secures the property, your application may be transferred to another eligible rental property managed by Horizon Property Management Services, Inc. within 30 days of approval.


Once your application has been approved and you have submitted the non-refundable Holding deposit and signed the Official Notice of Approval (ONA), a team member will contact you to schedule your move-in assessment date. The ONA will outline the lease start date, monies due at move-in, as well as the contact information for the utility providers. On the scheduled move-in assessment date, you will meet a team member at the property to exchange the move-in monies for keys and complete a move-in assessment report. The lease agreement and utility transfers must be fully executed and active at the time of the scheduled move-in assessment. An expedited move-in fee of $150.00 may apply if you require a lease start date within 5 business days of the ONA signature date. Additionally, should you need to alter any terms of your lease agreement after all parties have signed the agreement, a lease change fee of $300.00 will apply.


Once the non-refundable First Month’s Rent is paid, the property will be reserved, and you will have 21 days to fully execute your Lease Agreement. If the Lease Agreement is not fully executed within this period, or if you cancel, the non-refundable Holding deposit fee will be forfeited and the property will be relisted on the rental market.


The lease agreement is for a 12-month term. Longer leases are considered on a contingency basis unless otherwise stated and must be approved before submitting an application. An administrative fee of $250.00 is due at the time of the move-in assessment. The non-refundable Holding Deposit will be applied as a Security Deposit once the lease agreement commences. Monthly rent is due on the 1st of each month and is deemed late after the 5th. Any late payments must be made via online portal, cashier’s check or money order and must include the full balance owed plus a 10% late fee. 60 days before the lease term ends, either party must provide proper notice to vacate or written intent of non-renewal; otherwise, the lease will automatically renew according to the terms specified in the lease agreement.
